Try this. In Logic's Preferences/Audio under the "General" tab, enable "Software Monitoring" and "Input Monitoring Only for Focused Track..... Under the Record Menu item enable Auto-Input-Monitoring and Quick-Punch-In.

Choose Logic Pro X > Preferences > Audio > General and deselect software monitoring.
